A Beautifully, Renovated but Vacant Home Sells in 1 Day
...After We Staged It!
Dan Adams, of ReMax Innovations, called me to take a look at several vacant homes that he had just listed. The first one that gave us the "Thumbs Up" to go ahead and stage, was a beautifully renovated home on Coolidge St in North Bellmore. Renovated by a real estate investor, this home had all the bells and whistles that today's homeowner would want - a beautiful new kitchen, beautifully renovated bathrooms...hardwood floors and more. The home was small, however, and one neighbor was an abandoned home with overgrown lawn with weeds and the other neighbor looked like "Sanford and Son," with piles of magazines and other debris in the back and side yards.
We had a very busy week the week that we staged this home. We staged a home Belle Terre in the morning and then we brought all the furnishings in to this home and we staged it the day before the Open House.
Since the living room was quite small, I brought in some of my smaller scale furnishings. The investor wanted a tv in the living room, but I suggested that this would hamper the flow of the space and since there was a den on the first floor - it made more sense to have the tv in that room.

When you have a small space, you need to show a potential buyer how they can fit furnishings in it. An empty room is not only cold and uninviting - it also leaves the buyer wondering how he/she will place their furniture.
The kitchen was beautiful - but a bit small as well. There was no formal dining room. We were able to fit a nice-sized - but narrow dining table in the kitchen - along with some sleek dining chairs.

I consulted with the investor and suggested that he get his landscaper to mow the abandoned home's lawn - quickly and as quietly as possible - before the Open House. Miraculously, the other neighbor cleaned up his yard before the OH. The Open House went well - and the next day there was an offer on the house, which was accepted.
